The number on the shingle bundle is a warranty term, not a forecast. Nobody at the factory has seen your attic, your pitch, your exposure or the hail that lands on your postal code every few summers.
The gap between that warranty term and what the roof actually does here decides two practical things: when you start putting money aside, and how much your insurer knocks off the cheque when hail finally arrives. So here is how long a roof lasts in Alberta, by material, with the climate arithmetic that makes this province different and the age at which insurers start treating a roof as used up.
The short answer
An architectural asphalt roof in the Edmonton area is usually a 20-to-25-year proposition, not a 30-year one. Three-tab is shorter, steel is much longer, cedar depends entirely on maintenance, and a low-slope membrane depends on its detailing. Hail, freeze–thaw and a badly vented attic are what remove the years — not the shingle brand.
Service life by material in Alberta
Two numbers matter for every material: what the paperwork promises, and what tends to end the roof in practice. They are rarely the same number, and they fail for different reasons.

The warranty column is the manufacturer's document, which you can read yourself. The planning window is a budgeting rule of thumb for this climate, not a measurement: nobody publishes a service-life study for Alberta roofs, and anyone quoting one to the year is guessing with more confidence than the data supports.
How to read the warranty number without being misled
Modern shingles are rarely sold as “30-year” any more. They are sold as “Lifetime”, which is a defined term, not a promise. GAF's published warranty comparison defines Lifetime as “as long as you, the original owner(s) … own the property” — and 40 years if the owner is a company or a condominium corporation.
The part that decides what you are actually paid is the non-prorated period. GAF calls it the Smart Choice Protection Period; IKO calls its equivalent the Iron Clad Protection Period and puts it at 3 to 15 years depending on the product, after which shingles are “subject to a prorated amount of the replacement shingles”. Freeze–thaw, counted properly
This is the one that surprises people. Environment and Climate Change Canada's 1991–2020 climate normals for Edmonton International Airport record 211.3 days a year with a minimum at or below 0 °C and 274.5 days a year with a maximum above 0 °C.
In a 365-day year those two cannot both happen on separate days: at least 121 days a year cross the freezing point in both directions. That is over a hundred expansion-and-contraction cycles annually, working every seam, every nail and every bit of water that got into a crack before it froze.
Hail, and the roofs it ends early
Alberta hail does not politely wait for a shingle to reach its warranty term. Heat, UV and the swing between them
The same normals record 89.8 days a year above 20 °C, 90.8 days that never rise above freezing at all, and an extreme minimum of −46.1 °C in the normal period. Asphalt is a thermoplastic blend: it softens in July, goes brittle in January, and loses volatiles to UV the whole time. The swing is harder on the mat than either extreme on its own.
The attic underneath
A hot, humid, badly vented attic cooks the deck from below, shortens the shingle from the back and builds the ice dams that tear at the eave every spring. You do not need to climb up to place a roof roughly on its timeline. Most of it is visible from the ground, from an upstairs window and from the bottom of a downspout.
- The downspout outlet — granule sediment, and how much of it.
- The sun-facing slope — colour unevenness, curled or cupped edges, bald patches where the mat shows.
- The ridge and the hips — cap shingles crack and lift first.
- Penetrations — pipe boots split with age; sealant around vents dries and shrinks.
- The soffit and the attic hatch — blocked intake vents and frost on the sheathing in winter say the roof is ageing from below.
Years 0–10
Nothing should be happening. Granules in the eavestrough after the first season are normal manufacturing loss. Anything else this early — lifted tabs, exposed nails, a damp patch on a ceiling — is an installation or storm question, not an age question.
Years 10–15
