Soffit and fascia are the two parts of a roof nobody looks at until something else goes wrong. The fascia is what your eavestrough is screwed to, so when the eavestrough leaks the fascia rots and the trough starts pulling away. The soffit is where your attic gets its air, so when it is blocked or painted shut the attic gets damp and the roof ages faster.

The eave

What soffit and fascia actually do

The fascia is the board that closes the ends of the rafters along the eave. It carries the eavestrough, it keeps weather out of the roof structure, and it is the surface everything else at the eave is fixed to. The soffit is the panel underneath the overhang, between the wall and the fascia. On almost every Edmonton house a good part of it is perforated — vented soffit — and that perforation is the intake air for the entire attic.

So the eave is not trim. One half of it is structural-adjacent and the other half is half of your ventilation system, which is why a rotted fascia and a painted-over soffit cause problems that look like roof problems.

How soffit and fascia fail in Edmonton

Rot behind a leaking eavestrough

The commonest failure by a distance. Water gets behind the trough at a seam or where the run has dropped — or simply overflows because the run is full, which is what an autumn clean is for — soaks the fascia board, and rots it from the back where nobody sees it. The visible symptom is the eavestrough sagging or pulling away, because the screws no longer have sound timber to hold. Eavestrough repair without dealing with the fascia behind it is a repair with a countdown on it.

Ice damage at the eave

Ice dams put water where the roof was never designed to hold it: back under the shingles at the eave, into the fascia and along the top of the wall. The ice load itself also tears aluminium and bends the fascia cover.

Wind-torn aluminium

Prairie wind finds the edge of an aluminium soffit panel that was never properly held in its channel and peels it open. Left over a winter, the opening lets snow into the attic overhang and invites everything in the next paragraph.

Blocked or painted-over vented soffit

Two versions, both common. Inside, insulation has been pushed into the eave during a top-up and now covers the vent from above. Outside, somebody has painted the perforated panels and sealed thousands of small holes. Either way the attic loses its intake air — see attic ventilation.

Birds, squirrels and wasps

A gap at a corner or a torn panel is an invitation, and once something is nesting in the overhang the damage compounds: chewed insulation, blocked vents, and a mess that has to be cleared before anything can be closed up.

Vented soffit is half your attic ventilation

An attic needs balanced intake and exhaust: air in low at the eave, out high at the ridge, roughly 50/50 between the two. The intake half is the vented soffit. Most badly ventilated Edmonton attics are short of intake rather than exhaust, and adding more roof vents to an attic with blocked soffits can make things worse by pulling conditioned air up through the ceiling instead of drawing fresh air in at the eave.

Two practical checks. From the ground, look for perforated panels and see whether they are painted over. From inside the attic, look along the eave for daylight at the vents and for insulation piled against them; where there is no baffle, there is almost always a blockage. Materials: aluminium, composite and wood

  • Aluminium. The default here for both soffit and fascia cover. It does not rot, it is light, and it comes pre-finished. It dents, it can be torn by wind if the channels are skimped, and it is only as good as the timber behind it.
  • Composite and pre-finished fibre boards. Used for fascia where a heavier, paintable look is wanted. Dimensionally stable through freeze–thaw and not attractive to anything with teeth, but heavier and more expensive to work.
  • Wood. Original on most older Edmonton houses, usually under an aluminium cover. Still the sub-fascia that everything hangs on. It can be replaced in kind on a heritage elevation; it needs paint maintenance it will not get.

Whatever the surface, the fix is the same: the rotten sub-fascia comes off, new timber goes on, and the cover is fitted into proper F-channel and J-channel so it cannot be peeled open by the wind.

Doing it with the eavestrough and the roof

These three jobs share one thing: getting a person safely to the eave. That access is a large part of the cost of all of them, and it is paid once if they are done together. The eavestroughs have to come off to replace fascia anyway; drip edge, the eave course of shingles and the ice-and-water membrane all meet at the same line, and that is the moment they can be checked properly.

What the work includes

  • The eave opened where it matters. You cannot judge fascia from the ground. Where there is any doubt, a section of trough comes off and we photograph what is behind it.
  • Rotten sub-fascia replaced. New timber, properly fixed, before any cover goes back. Capping rot in aluminium is the corner cut that defines this trade.
  • Soffit re-fitted in proper channel. F-channel at the wall, J-channel at the fascia, so the panel is held on both edges and the wind has nothing to lift.
  • Ventilation restored, not covered. Perforated panel where the intake needs to be, insulation pulled back off the vents, baffles where they are missing.
  • Eavestrough re-hung on sound timber. Hidden hangers into new fascia, with the fall checked by running water through it.
  • Entry points closed. Corners, gaps and anywhere a bird has been getting in, closed properly rather than stuffed.

When the eave needs looking at

These are all cheap to deal with early and expensive to ignore for two winters.

  • The eavestrough sagging, pulling away, or with visible screw holes where it has dropped
  • Staining, bubbling paint or soft spots along the fascia board
  • Aluminium soffit panels hanging loose, torn, or missing at a corner
  • Perforated soffit that somebody has painted over
  • Birds or squirrels going in and out of the overhang
  • Frost on the underside of the sheathing at the eave, or ice building there every winter

Storm damage to the eave is covered like any other storm damage: wind that tore soffit panels out, hail that dented fascia cover, a branch that took a section off. Rot is not — that is maintenance, however slowly it happened.

The useful detail on a hail claim is that soffit and fascia are soft metal, so they dent when the shingles show nothing obvious from the ground. Those dents are collateral evidence with a date attached, and they belong in the photographs before any repair. What soffit and fascia work costs in Edmonton

Soffit and fascia are priced by the linear metre of eave, not by the house, and we will not print a per-metre figure we cannot source. Five things set it: the total length of eave, the number of storeys and how the access is achieved, how much sub-fascia has actually rotted (which nobody knows until the trough comes off), the material, and whether the eavestroughs and roof are being done at the same time.

What we can tell you before we quote is the shape of the number: replacing capped aluminium on sound timber is the cheapest work at the eave, replacing rotten sub-fascia along a whole elevation is several times that, and doing either as a separate visit rather than alongside roof or eavestrough work adds the access cost twice. The written quote states the assumed metres of sub-fascia, and any change to that number is photographed before it is charged.

A run of fascia on one elevation is normally a day. A full perimeter of soffit and fascia on a two-storey house is two to three, and it is warm-weather work: aluminium is awkward at minus twenty and rot cannot be assessed under ice.

How much does soffit and fascia replacement cost in Edmonton?

It is quoted per linear metre of eave and we do not publish a rate we cannot source. The drivers are length of eave, storeys and access, how much sub-fascia has rotted behind the trough, and material. The one reliable saving is sequencing: doing it with the eavestrough or the roof means the access is paid for once. You get the assumed metres written into the quote, not a number that moves on the day.

Can fascia be repaired, or does the whole run come off?

Localised rot can be cut out and spliced, and that is the right answer for a metre of damage at one downspout. Where the rot follows the length of a leaking run, the board goes. The test is simple and it is done with a screwdriver: if the timber takes a fixing and holds it, it stays.

Does soffit really need to be vented?

On a house with an attic, yes. Vented soffit is the intake half of attic ventilation, and code guidance asks for roughly half the required ventilation area to be low intake. Can soffit and fascia be replaced without touching the roof?

Yes. The eavestroughs come off and the eave course of shingles gets disturbed at the drip edge, but the roof itself stays. It is worth knowing that if the shingles are brittle with age, the eave course may not survive being lifted — which is one more argument for doing eave work in the same season as a re-roof rather than a year before it.

How long does aluminium soffit last in this climate?

The aluminium itself outlasts most things on a house: it does not rot and the finish holds for decades. What fails is everything around it — the timber behind the fascia cover, the channels it sits in if they were skimped, and the fixings.
