The stain on your ceiling is where the water stopped, not where it got in. Water runs along the top of a rafter, across the underside of sheathing, down a truss, and emerges at the first place gravity gives it an exit — which can be several metres from the breach.
That is why leak repair is a diagnostic job first and a roofing job second. Anyone who quotes a leak repair over the phone is guessing at both the cause and the price.

- Interior and attic tracing. We start inside. Water tracks, stained sheathing, wet insulation and rusted nail points tell us where the water travelled from.
- Penetration inspection. Pipe boots, vent hoods, furnace and bathroom exhausts, skylights, chimney and wall flashing. The overwhelming majority of leaks start at a penetration, not in the open field of the roof.
- Valley and eave check. Valleys concentrate water. Eaves get ice damming. Both are high-probability entry points in this climate.
- Water testing where needed. Controlled water applied section by section until the leak reproduces. Slow and unglamorous, and the only reliable method on a leak that will not show itself.
- Repair with matched materials. New boot, new flashing, re-sealed or re-shingled area, tied properly into the existing system.
- Cause diagnosis in writing. Whether it is storm damage, a failed component, an installation defect or ventilation-driven condensation. That distinction decides whether it is a claim at all.

Any one of these is worth an inspection. Several together usually means a claim.
- A ceiling or wall stain that grows after rain or a thaw
- Damp or musty smell in an upstairs room or closet

Whether a leak is covered depends entirely on cause. Storm damage that opened the roof is covered. A pipe boot that perished from age is maintenance. Why can nobody find my leak?
Because the entry point is rarely above the stain, and because some leaks are intermittent by nature — wind-driven rain from one direction only, or ice damming that needs a specific thaw to reproduce. Systematic water testing is what finds these.
Is a leak covered by insurance?
If a covered peril caused it, yes, including the interior damage. If age, wear or an installation defect caused it, no. The diagnosis decides it, which is why we put it in writing.
It only leaks in winter. What is that?
