Decking is the layer nobody quotes for, because nobody can see it until the old roof comes off. It is the plywood or OSB sheathing that everything else is fastened to, and if it is soft, delaminated or rotted, a new roof nailed into it will not hold.

  • Full deck inspection at tear-off. Every sheet walked and sounded once the old roof is off. Soft spots, delamination, rot around penetrations, and old water staining.
  • Photographed before replacement. Each damaged sheet photographed in place with the location marked. That photograph is what gets the supplement paid.
  • Sheet replacement to code. Matched thickness, correct span rating, proper edge support and fastening schedule, H-clips where the span requires them.
  • Structural check. Rot at the deck often means water has been sitting somewhere for a long time. We look at the rafter or truss ends underneath before closing it up.
  • Per-sheet transparency. You are told the per-sheet rate before we start, and you get a count and photographs of what was actually replaced.
  • Supplement submitted for you. Photographs, count and justification sent to your insurer in the format they price from.

Why was this not in the original quote?

Because it cannot be seen through an existing roof. Any contractor who fixes a decking number before tear-off is either padding the quote or planning to argue with you later. The honest form is a per-sheet rate agreed up front.

Will insurance pay for the decking?

Usually, as a supplement, when the deck was damaged by the covered event or has to be replaced to complete the approved scope. Long-term rot from an unreported leak is more often treated as maintenance.

Can you just replace the bad spots?
