Identification

What kind of flat roof do you have?

Four systems cover almost everything in this city. Knowing which one is on your house decides the repair, the material and whether a patch is even possible.

Torch-on (SBS modified bitumen)

Two plies of rubber-modified asphalt, heat-welded, with a granular cap sheet. It is the most common low-slope system on Edmonton houses and small buildings, and it handles this climate well. Recognise it by the granular surface and the wide, visible lap lines. Typical failures are lap seams opening, blistering where moisture was trapped at install, and cracking at the base of upstands. Repairs are welded in, so they last.

EPDM rubber

A single-ply synthetic rubber membrane, usually black, laid loose with ballast, mechanically fixed or fully adhered. Smooth and matte, and the seams are the weak point because they are glued or taped rather than welded. Punctures patch well with the right primer and tape; seams that are lifting along their length are a re-roof discussion rather than a patch.

TPO

Single-ply thermoplastic, usually white or light grey, with heat-welded seams. Newer than the other systems here, good reflectivity, and repairs are welded, which means a proper patch is as strong as the sheet. Ageing TPO gets brittle at the surface and cracks where it has been walked on repeatedly — around units, hatches and anywhere a path has formed.

Tar and gravel (built-up)

Multiple plies of felt and bitumen under a gravel ballast. Older buildings and older additions. Still watertight for decades when it was built well, but hard to inspect because the gravel hides everything, and hard to patch invisibly. Where a built-up roof is failing in more than one place, recovering it is usually more sensible than chasing leaks through gravel.

The six ways a flat roof fails here

  1. Ponding water. Water standing more than about 48 hours after rain. Flat roofs are designed to drain, not to hold, and standing water finds every weak seam, freezes, expands and accelerates the ageing of the membrane under it.
  2. Split or lifted seams. Where two sheets meet. Thermal movement works them in every freeze–thaw cycle, and once a lap opens even slightly, capillary action does the rest.
  3. Blistering. Moisture trapped between plies at installation turns to vapour in summer heat and lifts the membrane. Small blisters are monitored; large ones are cut, dried and re-welded before they burst.
  4. Parapet and cant strip failures. The transition where the horizontal membrane turns up a wall is the hardest-working detail on a flat roof, and the cant strip that supports that turn is what stops it cracking. Failed parapet caps let water in behind the membrane, which is the worst possible place for it.
  5. Drains and scuppers. A blocked drain converts a small slope problem into a pond. In this climate they also freeze, and a scupper that ices over in November is a dam until April.
  6. Punctures. Dropped tools, foot traffic, equipment service visits, and hail on a membrane that has gone brittle. Hail rarely destroys a healthy flat roof; it finds the one that was already tired.

Repair, patch or recover?

Three honest levels, and the right one depends on how much of the field is still sound.

  • Patch. One puncture, one open seam, one failed detail, with the rest of the membrane in good condition. Welded or properly primed and taped, a patch on a sound roof is a permanent repair rather than a stopgap.
  • Repair the detail. Where the failure is the design — no cant strip, a parapet cap that funnels water behind the membrane, a drain sitting proud of the low point — patching just moves the problem. The detail gets rebuilt.
  • Recover or tear off. Where seams are failing in several places, the insulation below is wet, or the roof is simply at the end of its service life. A recover lays a new membrane over the existing one and is cheaper; it is only legitimate if what is underneath is dry and sound, which is decided with a moisture check rather than optimism.

Flat roofs and Edmonton winters

Three things this climate does. Snow load sits where it lands, because nothing slides off a low slope, so drifts persist against parapets and walls all winter. Drains and scuppers freeze, and meltwater on a warm February afternoon then has nowhere to go. And freeze–thaw cycling works every lap seam dozens of times a season, which is the reason seams — not the field — are where these roofs fail here.

Practically: keep the drains clear going into winter, keep foot traffic off a frozen membrane, and treat a February leak as an emergency to be tarped and documented rather than properly repaired — see emergency roof tarping. Membranes are welded or adhered with materials that have temperature limits, and a permanent repair made at minus twenty is a repair made twice.

Garages, additions and low-slope sections on a pitched house

Most of the flat roofing in residential Edmonton is not a flat-roofed house. It is the attached garage, the back addition, the porch roof, or a low-slope section tying into a pitched roof at a wall. These sections cause a disproportionate number of leaks for two reasons: they were often shingled as if they were pitched roofs, which shingles are not rated for below about 2:12, and the junction where the low slope meets the wall or the main roof is a detail that needs kick-out and counter flashing to work — see flashing repair.

If your garage roof has shingles laid flat and it leaks every spring, the membrane is not failing. There is no membrane.

What the work includes

  • Identifying the system. Torch-on, EPDM, TPO or built-up, and its approximate age. The repair method follows from this and nothing else.
  • Finding the actual entry. On a low-slope roof water travels between the membrane and the deck, so the wet ceiling is rarely under the hole. Probing and moisture checks settle it.
  • Checking whether the insulation is wet. The question that decides patch against recover. It is not answered by looking at the membrane.
  • Welded or compatible repairs. Torch-on repaired in torch-on, TPO welded, EPDM primed and taped. Asphalt products on a single-ply membrane destroy it.
  • Details rebuilt, not smeared. Upstands, cant strips, parapet caps, drain and scupper flashings made good in the correct materials.
  • Drainage checked. Where the water goes, whether it gets there, and what happens when the outlet is frozen.

Flat roofs claim on the same perils as any other roof: wind that lifted or tore the membrane, hail that punctured it, a branch that came through, the weight of ice and snow. What is not covered is the slow story — ponding that has been there for years, seams that have simply aged, a system past its service life.

Two things matter more on a low-slope claim than on a shingle claim. First, interior damage is usually larger, because water spreads between membrane and deck before it appears, so the insulation and the ceiling below are part of the loss. Second, wet insulation must be documented before it is removed — once it is in a skip, it is very hard to argue about. How it is priced

What flat roof repair costs in Edmonton

Flat roof work is priced by the square and by the detail, and there is no honest single range for it — a welded patch on a sound torch-on roof and a parapet rebuilt along one elevation are not the same kind of job. Rather than print a number we cannot source, here is what actually sets it:

  • Which membrane. Torch-on is welded; TPO is welded; EPDM is primed and taped; built-up has to be opened through gravel. Different materials, different labour.
  • How much of the field is involved. A patch is a visit. Seams failing in several places is an area price.
  • Whether the insulation is wet. The single biggest swing. Dry insulation means a repair; wet insulation means it comes out.
  • Access. Roof height, whether material can be lifted or has to be carried, and what is standing on the roof already.

The seasonal reality in Edmonton is that permanent low-slope work runs roughly April to October, with shoulder-season exceptions when the forecast allows. How much does flat roof repair cost in Edmonton?

It depends on the membrane and on how much of it is involved, and anyone quoting a flat rate before identifying the system is guessing. A welded patch on a sound torch-on roof is a short visit; a parapet detail rebuilt along one elevation is days. The number that moves it most is whether the insulation underneath is wet. You get the scope in writing with the assumed area stated.

Can rubber (EPDM) roofing be repaired, or does it need replacing?

It repairs well. Punctures and small tears are cleaned, primed and patched with compatible tape or sheet, and on a membrane with life left that is a permanent fix. What does not repair well is an EPDM roof whose seams are lifting along their length, or one that has shrunk enough to pull at the upstands — both are ageing, not damage. Never patch EPDM with asphalt products; they destroy it.

Why does water sit on my flat roof after rain?

Because the slope, the drain position or the deck has moved. Low-slope roofs are built with a fall towards outlets, and settlement, a sagging deck or insulation installed without taper will create a low point that the drain cannot reach. Water standing more than about 48 hours is worth fixing: it is the most reliable predictor of where the roof will fail, and in winter it freezes and lifts seams.

Can a flat roof be repaired in winter?

Emergency work, yes — water gets stopped whatever the month. Permanent work is limited by the materials: adhesives and sealants have minimum application temperatures, torch work on a snow-covered roof is unsafe, and a membrane that is frozen cannot be cleaned properly for a bond. The sensible winter sequence is stop, document, book for spring.
