Almost every ice dam, every patch of frost on the underside of the sheathing and every roof that wore out five years early in this city comes back to the same thing: the attic is warmer and wetter than it should be.
Attic ventilation in Edmonton is not about adding more roof vents. It is about balancing intake at the soffit against exhaust at the ridge — and most attics we open are short of intake, not exhaust. Adding exhaust to an attic that cannot breathe in makes the problem worse.
The numbers
How much ventilation a roof actually needs
The rule of thumb every roofer works to is 1:300, split 50/50.
The National Building Code of Canada, as adopted in the Alberta Edition, sets attic ventilation as a ratio of vent area to insulated ceiling area: one square foot of net free vent area for every 300 square feet of insulated ceiling, with roughly half of that provided low down as intake and half high up as exhaust. Some assemblies and low-slope roofs are held to 1:150. Codes are revised, and your municipality enforces the current Alberta Edition, so for work that needs a permit the requirement is confirmed with the City of Edmonton rather than assumed.
Net free area is the phrase that matters, and it is where most people go wrong. A vent's net free area is the actual open area for air after the louvres, screens and baffles are accounted for — typically a fraction of the size of the hole it covers. It is published by the manufacturer for every vent and soffit panel, and it is the only number worth adding up.
Worked through on an ordinary Edmonton bungalow with a 1,200 square foot ceiling: 1,200 ÷ 300 = 4 square feet of net free area, so roughly 2 square feet low at the soffit and 2 square feet high at the ridge or in box vents. Two square feet is 288 square inches, which is why a handful of vents is rarely enough, and why continuous perforated soffit does so much of the work.
Types of vent, and what they are for
Soffit vents — the intake
Continuous perforated soffit panel or individual vents in the eave. This is the half people forget, and it is the half that is usually blocked. Without intake at the eave there is no air path along the underside of the roof deck, whatever is fitted at the top.
Ridge vent — the exhaust
A continuous vent along the peak, under a cap. It exhausts evenly along the whole ridge and is the best match for continuous soffit intake. It needs the deck slot cut properly; a ridge cap laid over an uncut ridge ventilates nothing.
Box vents
Individual static vents near the ridge. Common on Edmonton roofs, cheap, and effective in sufficient number. They ventilate the area around themselves rather than the whole ridge, so placement and count matter.
Turbines and powered vents
Turbines spin with the wind and move a lot of air; powered vents use a fan and a thermostat. Both can pull conditioned air out of the house through ceiling gaps if intake is inadequate — which is how a vent that was added to fix a problem starts heating the attic in January.
Gable vents
Vents in the end walls. They work on older houses with simple attics, and they interact badly with ridge and box vents: mixing exhaust types short-circuits the airflow so that the vents feed each other instead of drawing air along the deck from the eaves.
The mistake we find most often
Insulation pushed into the eave. It happens on almost every attic that has had a blown-in top-up without baffles: the insulation is blown right to the edge, it covers the soffit vents from above, and the intake half of the system stops existing overnight. From inside the house nothing changes. On the roof, ice appears at the eave the following winter and the shingles on the sunny slope start ageing faster than the others.
The fix is cheap and it is not a roofing job: baffles at every rafter bay to hold a clear air channel from the soffit up over the insulation, insulation pulled back off the vents, and the attic bypasses sealed so warm wet air stops arriving from the house in the first place. What the work includes
- The attic looked at, not just the roof. Sheathing condition, insulation depth, frost, staining, and where the air is actually going. Photographs of all of it.
- Intake and exhaust counted. Net free area added up on both halves and compared with the 1:300 guidance for your ceiling area, rather than eyeballed.
- Baffles where they are missing. A clear channel from every soffit bay up over the insulation. This is the single highest-value item in most Edmonton attics.
- Bypasses found and sealed. Attic hatch, top plates, plumbing stacks, recessed lights and fans venting into the attic. The heat has to stop arriving before ventilation can do anything.
- Vents fitted to a plan. Exhaust matched to intake, one exhaust type per attic, placed where they will actually move air.
- A written verdict. Including the honest version: sometimes the ventilation is fine and the problem is insulation depth or a bathroom fan.
Diagnosis
The signs of a badly vented attic in Edmonton
Four of these are visible from inside the house on a cold morning. None of them is a roofing defect, and all of them end up damaging the roof.
- Frost on the underside of the sheathing or on nail tips, in January, in an attic that should be dry
- Water running down the inside of a skylight on cold clear nights - the same moisture, on the coldest surface in the ceiling
- Damp, matted or stained insulation, especially along the eaves
- Ice building at the eave every winter, or icicles that come back after they are knocked off
- Shingles ageing visibly faster on one slope than another
- An upstairs that is unbearable in July while the rest of the house is fine
- A bathroom or kitchen fan that discharges into the attic instead of through the roof or wall
Insurance
Ventilation, ice dams and your insurance
This is the connection worth understanding before winter. Ice dam damage is frequently covered as water damage on Alberta policies — and the argument insurers make when they resist is that the cause was maintenance rather than weather: blocked soffit vents, insulation over the intake, a known problem left unaddressed. Repeated ice damming at the same eave, year after year, is the pattern that invites that argument.
Two practical consequences. Document the event when it happens and keep the mitigation receipts, because the emergency work is usually claimable even where the remedy is not. What a ventilation upgrade costs in Edmonton
There is no single published Edmonton range for this work, because “attic ventilation” covers everything from a box vent added on a service call to a full intake correction with baffles at every bay. We will not invent a figure. What we can tell you is how it is priced and where the money goes:
- Per vent, for exhaust. Cutting in and flashing a box vent or a length of ridge vent is priced per unit or per metre, and it is cheapest by a distance when the roof is already being replaced.
- Per bay, for intake. Baffles and pulling insulation back off the soffits is priced by the number of rafter bays and by how accessible the eave is — a low-pitch attic with 50 cm of blown-in insulation is slow, uncomfortable work.
- Per opening, for bypass sealing. Hatches, top plates, fans and light fittings.
- By what the soffit is. If the perforated panel is painted over or the soffit is solid, the intake fix is soffit work rather than ventilation work.
The cheap truth: baffles and pulling insulation off the vents is usually the smallest line on the quote and the one that changes the most. Where a replacement is happening anyway, ventilation is corrected as part of the scope rather than as a separate visit — see roof replacement.
Most ventilation work is a day or less. It is done in the cold months only when something has failed, because an attic in July is genuinely dangerous to work in and an attic in January tells you the truth: frost, damp insulation and air movement are all visible when it is cold outside.
The right time to fix ventilation properly is when the roof is off. Every vent, every baffle and the ice-and-water membrane at the eave are all accessible at once, and the incremental cost is a fraction of doing the same work as a separate job.
One thing we will not do is sell you vents you do not need. If the attic is adequately ventilated and the problem is insulation depth, a bathroom fan discharging into the attic, or a leaking hatch, that is what the report will say.

How much do attic ventilation solutions cost in Edmonton?
It is priced by the piece rather than as a package: per vent for exhaust, per rafter bay for baffles and intake correction, per opening for sealing attic bypasses. We do not publish a flat range because the honest spread runs from a single service call to days of work in a deep-insulated attic. The lowest-cost, highest-impact item in most Edmonton houses is baffles plus pulling insulation back off the soffit vents, and it is dramatically cheaper when done during a re-roof.
How does Edmonton's climate affect attic ventilation needs?
More than in most Canadian cities, because we get both extremes. Through a long cold winter, warm moist air leaking from the house condenses and freezes on the underside of a cold roof deck, then thaws into the insulation — and any snow melted by that same heat refreezes at the eave as an ice dam. Through a short hot summer, an unvented attic bakes and cooks the shingles from below. The remedy for both is the same: keep the attic cold and dry in winter and moving air in summer, with balanced intake and exhaust.
How many roof vents does my house need?
Work from area, not from a number of vents. Divide your insulated ceiling area by 300 to get the net free vent area required, then split it roughly half low at the soffit and half high near the ridge. A 1,200 square foot ceiling needs about 4 square feet of net free area, so roughly 2 square feet at each end. Each vent's net free area is published by its manufacturer, and it is much smaller than the hole it covers.
Can adding roof vents stop ice dams on their own?
No, and this is the most expensive misunderstanding in Edmonton roofing. Ice dams form because heat from the house melts snow on the upper roof. More exhaust without matching intake pulls that warm air up through the ceiling faster. Should ventilation be redone at the same time as the shingles?
Yes, if it needs doing at all. With the roof off, vents can be placed properly, the ridge slot cut correctly, baffles fitted from above and the ice-and-water membrane at the eave extended far enough up the slope. Doing it later means paying twice for access and cutting into a new roof. Any replacement quote worth having states what happens to the ventilation.
