What the range depends on

A worked example
A common Edmonton bungalow, roughly 1,600 sq ft of floor area, moderate pitch, single layer, no significant decking damage. Roof area after pitch is around 2,000 sq ft. At $5.50 per square foot that is about $11,000 including tear-off, disposal, ice-and-water membrane, synthetic underlayment, new flashing, architectural shingles, ridge cap and clean-up.
The same house with a steep pitch, a second storey, three valleys and eight sheets of rotten decking lands closer to $16,000–$17,000. Neither quote is wrong; they are different roofs.
What a cheap quote leaves out
If one quote is thousands below the others, it is almost always missing something from this list. Ask specifically:
- Tear-off, or shingling over? Going over is cheaper and voids most manufacturer warranties — see what actually voids a roof warranty in Alberta.
- Disposal included? Or billed later as an extra.
- Ice-and-water membrane at eaves and valleys? In this climate this is the layer that stops ice-dam water.
- Synthetic underlayment or felt?
- New flashing, or reusing the old? Reused flashing is where post-replacement leaks come from.
- New drip edge, starter strip and proper ridge cap? All three are separate products.
- Decking rate per sheet, agreed up front?
- Permit, where the scope requires one? Most like-for-like re-roofs in Edmonton do not need one, and the City of Edmonton permit pages set out which work does — which jobs, and who issues it in your municipality.
- Magnet sweep and clean-up?
- Workmanship warranty in writing, with a length on it?
What it costs you if it is an insurance claim
Completely different arithmetic. What you pay is your deductible, plus any depreciation that is not recoverable, plus anything you choose to upgrade beyond the approved scope. On an RCV policy with a $1,000 deductible and no upgrades, a $14,000 roof can cost you $1,000. On an ACV policy the same roof can cost you most of $9,000. See ACV vs RCV.
One number to be suspicious of: $0. Nobody can legally do your roof for “just the insurance money” while also covering your deductible. That is fraud dressed as a promotion. See who pays the deductible.
Which job you are actually pricing
The number above is for a full replacement.
